Case Study: Swadling Capital

Swadling Capital, a body corporate business, contacted us to update the appearance of a commercial building in Ormeau that had become run down over time. The goal was to refresh the exterior with a more modern colour scheme, which would increase the overall appeal and value of the property.

Our client required a full external repaint, aiming for a contemporary look using new colours to replace the outdated yellow and bring a fresh feel. They needed the work to be done efficiently, with minimal disruption to the businesses operating within the building. Ensuring safety and maintaining clear communication with both the body corporate and the tenants were top priorities throughout the project.

Working on a commercial building meant that businesses had to remain operational during the painting process, so we needed to coordinate closely with tenants to ensure minimal disruption. Accessing certain areas of the building required the use of a scissor lift, and we had to carefully plan safety measures, such as barricading off sections while work was in progress. Additionally, tiles around the garage doors were removed, leaving behind glue and surface imperfections that needed to be addressed before painting.

Our team began by thoroughly washing down the building with a high-pressure cleaner to prepare the surface for painting. We then used a scissor lift to access higher sections, with two painters working on cutting in and rolling, while another team member worked from the ground.

To achieve the modern look, we applied Dulux “Smooth Taupe” to the main walls and Black Caviar to the trims, creating a striking contrast. After removing the tiles around the garage doors we ground back remaining glue and imperfections. To match the existing textured walls, we applied the textured Dulux Acrasand, followed by two coats of Dulux Weathershield for a durable, weather-resistant finish.

Throughout the project, we maintained clear communication with both the body corporate and tenants, ensuring that businesses could continue operating while we worked around them. For safety, we barricaded off sections of the building as we progressed.

The project was completed efficiently and with minimal disruption to the tenants. The building was transformed with a fresh, modern colour scheme that enhanced its appearance and value. The client was particularly pleased with the speed and neatness of our work, as well as our communication and coordination with the businesses operating within the property.
